Everyone is telling you to “Pay Your Dues.”
That if you just hold Open Houses every weekend for the next 5 years, without missing a weekend, then you will have generated enough business for the rest of your life and you’ll never have to run an Open House again!
You just gotta pay your dues!
But is that true? Is that reality?
How many of those seasoned Real Estate Agents that are telling you this, are still holding Open Houses? (Probably all of them).
So you’re being told to give up every weekend for the next 5 years if you want to build a successful business.
And it’s not just your weekends you’re giving up. There’s a real safety issue here.
When you hold an Open House, typically you are showing up to an empty house by yourself, and anyone from the public may enter.
Not to mention the fact that you are telling the public that you will be all alone in an empty house when you go to advertise.
I can’t even tell you how many stories I’ve heard from real estate agents who have been assaulted, or of houses being broken into.
The truth is, holding an Open House is not required in today’s market.
We live in a DIGITAL era.
Where are people’s eyes? Where is their attention?
It’s on their phone, it’s on their computer, on their tablet… the SCREENS!
You no longer have to hold an Open House.
What about cold calling expireds and For Sale By Owners (FSBO’s)?
Your broker is probably telling you, if you just spend 3 hours a day every day calling expireds and FSBO’s you’ll be able to build your business…
The truth? Actually yes, this does work. This is how I built my business the first time. It’s actually one the of the things people know me for.
I prospected for 30 days straight, cold calling for 3 hours every day, and was able to generate $100k in commissions from closings that occurred over the following several months.
But if I were to start over today, I would not go back and cold call expireds and FSBO’s.
Things have changed.
And as a digital marketer, I have learned methods that are FAR more efficient, and FAR less painful and I would never go back.
Is it still possible to build a business holding Open Houses and cold calling? Yeah probably. I just know that it is not for me. And you should know and understand your options.
Instead, I prefer what is called “Attraction Marketing.”
I want to work with people who want to work with me.
This is easier to accomplish today than it has ever been! Think about it, you used to have to run ads on TV, or advertise on Billboards.
Today, media marketing has never been cheaper!! You can buy Facebook ads, Instagram ads, Twitter, Youtube, LinkedIn, etc.
You want to work specifically with doctors? You can go on LinkedIn and you can advertise specifically to doctors only.
I’m not trying to tell you what to do, but I am just hoping to help you understand that these are your opportunities in the new world that we live in today.
We’re not in the 70’s, 80’s, or even the 90’s anymore when you just had to cold call to build a successful business in real estate.
I’ve had agents tell me that when they first started back in the day, they walked into their broker’s office and were handed a book – a phone book, and were told to start calling!
And that’s how they started their business, and they were usually very successful! And it still works today if you prefer to pay with your time instead of your money.
You just don’t have to do that anymore!
You can pay to grab someone’s attention, and it’s never before been cheaper to do that!
There is a tremendous amount of apps, software, and tools at your disposal, and if you can just focus and use them appropriately, you can grow your business to six figures, seven figures, and beyond in a way that wasn’t even possible 20 or 30 years ago.
One of the most frustrating things that I hear ALL the time is that you have to give up the next 3-5 years of your life in order to have real success in real estate.
It’s just not true.

Now if what you’re doing is working right now, DON’T STOP! If you are cold calling or holding Open Houses and you are getting business from it, I’m not telling you to stop doing what’s already working.
Add these new methods of lead generation in. Add, not replace.
I’ve helped many real estate agents use these methods to go out and grow a thriving business, so I’ve proven that they work.
But go and test them for yourself. Or get a virtual assistant and hire them to implement these methods for you.
But seriously, the days of “paying your dues” with years of giving up weekends and miserable hours of cold calling every day of your life, those days are behind us.
You can stay in them if that’s what works for you. But what I don’t want for you is to feel stuck. You are not stuck. There are other ways.
It no longer has to take years of hustle to become successful.
You can reach your goals so much faster and with so much less pain today than ever before!
